Most real estate agents believe their problem is leads. It almost never is. The real problem is that a huge share of licensed agents rarely pick up the phone and do the one activity that reliably produces business, so the small group ends up taking the lion’s share of the commissions.
Expired listings are one of the clearest examples of that gap, and building a business around them is a large part of how I’ve closed roughly 2,000 of them over the years.
The math is what makes expired listings so compelling. When a listing expires, you’re talking to a homeowner who has already told the world they want to sell. The motivation is proven, the intent is on record, and yet most agents won’t call them, because it means rejection and a hard conversation.
I’ll put it bluntly. The vast majority of licensed agents sell very few homes in a given year, and a small minority does most of the business. That’s not a market problem. That’s an activity problem, and it’s the opportunity in front of you.
Prospecting is a skill you build, not a mood you wait for. You don’t rise to the occasion. You fall to your level of training. That’s why the calls have to become a standard, not something you do when you feel motivated, because motivation never shows up on the hard days. The agents who win treat prospecting as a non-negotiable part of the schedule, the same way you’d treat an appointment you can’t move.
Rejection is the job, not a sign you’re failing at it. A “no” isn’t personal. It’s simply the cost of getting to the yes, and expired listings, by their nature, come with plenty of them. Once you stop needing every call to go well, the whole thing gets easier. You stop bracing for rejection and start seeing each conversation as one more rep, one step closer to the appointment.
You are changing the identity of who you are. This is the part most people miss. Becoming a consistent prospector isn’t just about a new habit; it’s about becoming a different kind of agent, one who is comfortable being uncomfortable. I learned this working under my own mentor, Mike Ferry, and it’s the same principle I now drill with our team: the discipline has to become part of who you are, not just what you do on a good day.
Know your numbers, and the numbers do the convincing. Prospecting is ultimately a math game. So many dials produce so many contacts, so many contacts produce so many appointments, and so many appointments produce so many listings taken and sold. Once you know your ratios, the rejection loses its sting, because every no is just moving you through a sequence you already understand. You’re not hoping anymore. You’re working a formula that pays.
The commission conversation is a skill, too. One of the biggest limiting beliefs agents carry is around defending their fee, and I’ll be direct about it: you can be right, or you can be rich, but you often can’t be both. The point isn’t to argue the seller into submission. It’s to be so confident in the value you bring that the fee conversation takes care of itself, because you already know what you’re worth and you’ve done the work to back it up.
Put it all together, and expired listings stop looking intimidating and start looking like what they are: some of the most motivated sellers in the market, sitting in a pool that most agents are too uncomfortable to work with. That’s the whole opportunity: a proven need, a short list of people willing to do the work, and a repeatable system for turning calls into closings.
