A while back, we watched a deal fall through. Not because of the price. Not because of the inspection. It fell through because a buyer lost trust in the agent. The agent had made a few small misrepresentations, and just like that, the buyer walked. The listing agent lost the deal. The buyer lost the home. Nobody won.
